What did Utah's SB 284 law actually change?

SB 284 requires Utah cities with 5,000+ residents to allow detached accessory dwelling units — backyard cottages and standalone units — and requires cities without an ADU policy to adopt one. Lots of around 11,000 sq ft and up generally gain a path to a detached ADU that often didn't exist before. The state sets the floor; your city still controls the specific rules on setbacks, height, parking, and owner‑occupancy. That's exactly what we help you sort out.

Does my lot qualify?

It depends on your lot size, your zone, and your city's current ordinance. Many single‑family lots in Utah County and Salt Lake County now do — especially at 11,000 sq ft and larger. How much does an ADU cost?
